Assistant Controller

We are seeking an experienced Assistant Controller to support a U.S.-based real estate investment and development firm. This role owns day-to-day accounting, reporting, and treasury coordination for a portfolio of joint venture and fund entities, working directly with institutional capital partners, lenders, third-party property operators, and outside audit and tax firms.

The ideal candidate has 7+ years of progressive accounting experience, including at least 4 years in U.S. commercial real estate, hands-on fund/JV experience, advanced Excel skills, and polished written English. This is not a bookkeeping seat; it suits someone who has already owned a monthly close and reviewed other people's work.

Responsibilities:

  • Review property-level financials prepared by third-party operators for accuracy and proper coding.
  • Deliver monthly operating reports (MORs) to capital partners on fixed deadlines (10th–25th of each month).
  • Prepare quarterly reporting packages, including accelerated 5th-business-day deliverables.
  • Provide GL coding guidance to property operators.
  • Place assets in service, calculate depreciation, and provide entries for recording.
  • Prepare capital calls and push down funding across fund, JV, and property accounts.
  • Route and track construction draw packages, and initiate ACH and wire transfers.
  • Prepare cash analyses, distribution memos, and distribution packages.
  • Prepare quarterly incentive fee invoices.
  • Route property, corporate, tax, and insurance invoices to the correct payer.
  • Manage monthly AMEX and QBO reporting and the quarterly chargeback allocation.
  • Coordinate audit support for four separate audits and support the external tax firm.
  • Prepare quarterly tax projections and JV, lender, and non-profit partner reporting.
  • Maintain organized close support files and reporting archives.

Qualifications:

  • Bachelor's degree in Accounting or Finance.
  • 7+ years of progressive accounting experience, including 4+ years in commercial real estate.
  • Experience supporting U.S.-based real estate owners, operators, or funds.
  • End-to-end ownership of a monthly close, including reviewing others' work.
  • Hands-on JV/fund experience: capital calls, contributions, distributions, and waterfall mechanics.
  • Working knowledge of fixed assets, depreciation, and construction draws.
  • Experience with audit support packages and external tax workpapers.
  • Advanced Excel skills (pivot tables, INDEX/MATCH, SUMIFS, building schedules without templates).
  • Experience with Yardi, MRI, RealPage, Sage Intacct, Sage 300, or NetSuite, plus QuickBooks Online.
  • Native or near-native written English for correspondence with investors, lenders, and auditors.

Strongly Preferred:

  • CPA or Philippine CPA equivalent.
  • Big 4 or large regional firm background in real estate assurance or tax.
  • Offshore or shared-services experience supporting a U.S. real estate sponsor.
  • Affordable housing, LIHTC, or non-profit partner reporting exposure.

Requirements:

  • Updated Resume/CV.
  • Available to work 9am–6pm PT (Philippine night shift).
  • Able to start within 3 weeks and complete a 2–3 week paid handover.
  • Ability to work in a fast-paced, dynamic environment.
  • Reliable internet connection and personal computer.
  • UPS/battery backup to ensure continuity during power interruptions.

Benefits:

  • Competitive salary.
  • WFH set-up.
  • Opportunity to work directly with a U.S. real estate investment firm.
